Support for mortgage borrowers

Support will be provided to mortgage borrowers whose loan balance does not exceed 250,000 euros.

According to amendments in the Consumer Rights Protection Law, in 2024, borrowers with a loan balance of up to 250,000 euros will receive support in amount of 30% of the interest payments, but not exceeding two percentage points of the specified interest rate for the period.

Mortgage loan borrowers who entered into credit agreements by October 31, 2023, will receive interest rate compensation. An exception is for loans with a fixed interest rate throughout the loan repayment period - interest rate compensation will not be provided for such loans.

How will the support be provided?

The State Revenue Service (SRS) will administer and pay compensations to mortgage loan borrowers. Namely, financial institutions that have issued mortgage loans to consumers (private individuals) will pay a fee that the State Revenue Service will use for compensation payments.

The financial institutions will also provide the required information to the State Revenue Service, including the mortgage loan borrower's payment account number, to which the SRS will transfer the compensation for loan interest. The compensation for loan interest will not be subject to withholding, covering other payments, or debt collection. The fee for the protection of mortgage loan borrowers and the compensation for loan interest will only be applied for the year 2024.
